Location

Eighteen sits on the Srinagar Highway (Kashmir Highway) near the Lahore-Islamabad M-2 Motorway, with access through the Tarnol motorway link road. Islamabad International Airport is roughly 20-30 minutes away, and the G-10/G-11 sectors about 25-30 minutes. Nearby communities include the Supreme Court Employees Housing Society and Fazaia Housing Scheme.

About Eighteen

Eighteen is a joint venture of Egypt’s Ora Developers (owned by Naguib Sawiris) with Pakistan’s Saif Group and Kohistan Builders & Developers. The master plan was designed by Calisson RTKL, with further work by WATG. The community is planned around an 18-hole golf course, with more than 1,000 villas and 900+ apartments in the master plan.

Planned commercial components include The Core (a business district with 13 office buildings), The Square (a shopping centre), The Resort (a 150-room hotel), The Club and The Clinic. Development is planned in two phases: residential first, then commercial.

Pros and Things to Watch

Pros: International developer, gated low-density design, golf-course lifestyle and close to the airport and motorway.

Watch out for: It is a premium product with a small buyer pool, so resale can take time and prices fell in early 2026. Confirm construction progress on the commercial components and the final handover schedule for apartments.
