Location

Bahria Enclave lies in Zone IV of Islamabad, east of the city near Bani Gala and Chak Shahzad, and sits on Jinnah Avenue (formerly Kuri Road), close to Park Road. It is across from Park View City and is roughly 25-30 minutes from Zero Point, depending on traffic. The area is greener and quieter than the Expressway belt, with clear views of the Margalla Hills.

About Bahria Enclave

Bahria Enclave is Bahria Town’s Islamabad-side community, smaller than Bahria Town Phases 1-8 in Rawalpindi but with a more scenic, hilly layout. It is divided into 15 lettered blocks (A to P, with sub-sectors such as C-1, C-2, C-3 and F-1), with residential plots of 5, 8 and 10 Marla, 1 Kanal and 2 Kanal, and commercial plots of 4, 5 and 8 Marla. Several sectors are fully developed and lived in, while newer sectors such as O offer lower prices with more development still to come.

Prices were broadly flat through 2025, then rose about 15% in the six months to August 2026. That makes it a mid-budget option for buyers who want an Islamabad address and a Bahria-managed community without paying DHA Phase 2 prices.

Pros and Things to Watch

Pros: Islamabad (not Rawalpindi) address, natural setting, established Bahria maintenance and security, active resale market, wide range of plot sizes.

Watch out for: Some sectors historically had land-acquisition gaps; check that the exact plot has possession and a clear map. On CDA’s list, Phase-I (12,543 kanal) has an approved layout plan but no NOC, while Phase-II (1,180 kanal) and the Agro Farming scheme have NOCs issued. Ask which phase your plot is in. Also remember Bahria Town is involved in ongoing tax and NAB cases. Follow the news before committing large amounts.
