Real Estate Rewards Due Diligence
Property is one of the biggest purchases most people will ever make, yet many buyers in Pakistan skip crucial verification steps in their excitement to close a deal. A methodical checklist can protect you from costly, sometimes irreversible mistakes.
1. Verify NOC and Approval Status
Always confirm that a housing society or project has a valid No Objection Certificate (NOC) from the relevant development authority. Buying in an unapproved or illegal society is one of the riskiest mistakes an investor can make, as it can lead to demolition, non-transferable ownership, or an inability to get utility connections.
2. Confirm the Title and Ownership Chain
Request the complete ownership history of the property and verify it against official land records. Look for any pending litigation, disputed inheritance claims, or unclear chain of ownership before making payment. A property lawyer can help verify this efficiently.
3. Check for Outstanding Dues
Unpaid development charges, utility bills, or society maintenance dues can sometimes transfer to the new owner if not settled before transfer. Get written confirmation from the relevant authority or society that all dues are cleared.
4. Physically Visit the Site
Never rely solely on brochures, maps, or a broker’s description. Visit the actual location, check its accessibility, surrounding infrastructure, and proximity to amenities like schools, hospitals, and main roads. What looks promising on a development map isn’t always reality on the ground.
5. Compare Market Rates
Before finalizing a price, compare rates for similar properties in the same or nearby sectors. Overpaying because of urgency or excitement is one of the most common regrets investors report after a purchase.
6. Use a Proper Sale Agreement
Ensure every term, price, payment schedule, possession date, penalties for delay, is documented in a clear, legally sound agreement, ideally reviewed by a property lawyer before you sign anything or make a down payment.
The Bottom Line
A little patience and diligence before buying can save years of legal or financial trouble later. Treat real estate the way you’d treat any major investment: verify everything, and never let excitement override caution.
